Project Management

Dragonfly will work relentlessly on your project at all stages of the development cycle. We will work closely with the client team to define the project brief, budget and programme, as well as defining the procurement route. The service will be tailored and personal. Our team will become an extension of your own. We will take ownership of all aspects of your project, endeavouring always to meet the client requirements with a key focus on time, cost and quality at both pre-construction and post-construction stages. Project Management encompasses all stages of the project and development life cycle, from feasibility and acquisition, planning, detailed design, tender and procurement, contract exchange, construction, handover, disposal and beyond. It is not just about chairing a meeting or being on site during the construction period. At Dragonfly, our dedicated service will act as extension of your own. It is the responsibility of Dragonfly Projects to ensure the design, build and delivery of your project uses the very best and suitable professional and construction teams to complete each project on time and within budget.

Contract Administration

Undertaken during the construction and delivery phase of the development project, Contract Administration is the management of the contract between the employer and contractor. 

 

Dragonfly provide both Employer's Agent services for design & build contracts and Contract Administration services for traditional contracts. We will act on behalf of our clients to implement and administer the construction contract. Dragonfly will manage, negotiate, support and execute the contract process.

Dragonfly Projects will focus on securing a successful outcome for all parties, which will involve managing and advising on the issue of all contract notices, programme management, risk management and management of the change control process. We will provide a proactive and diligent approach throughout the contract works period to ensure all actions are closed out such that your project can complete and hand over on time, budget and to the quality standards required.

Dragonfly will offer an intensive Contract Administration service at all times.

 

THIS INCLUDES:

  • Hands on and pro-active approach, providing robust advice at all stages of the contract 

  • Advise on most appropriate form of contract 

  • Advise on, put together and administer the documents required for the Construction Contract

  • Monitor contractor performance against requirements of Contract 

  • Prepare and issue all Contract notices, certificates and instructions 

  • Advise on Client liability regarding any claims from the Contractor 

  • Assess whether completion has been achieved, issue certificate of completion 

  • Advise Client of their obligations in respect to cerfiticiation of completion of the Project 

  • Report and seek to agree the Final Account with the contractor and client 

  • Advise on the contractor's entitlement to loss and expense. Anaylse and report on the Contractor's loss and expense cliams

  • Advise on the contractor's entitlement to extensions of time. Analyse and report on the Contractor's application(s) for extensions of time 

Cost Management 

Dragonfly understands that effective cost management is crucial to the success of and performance of a client's property assets. 

 

We often provide a cost management service in line with our project management and contract administrator role. This will enable a joined-up approach between cost, quality and time.

​Implementing diligent cost management is critical to the success of a project.

Sustainability

Dragonfly will listen to your brief and ensure that sustainable practices are introduced to all stages of the development process. We recognise the importance of introducing a clear and profound sustainability brief at the outset of your project. 

 

Dragonfly have worked with a number of reuse practices and charities on previous projects. 

SERVICES WILL TYPICALLY INCLUDE:

  • Recommendations for sustainable accreditations and certifications suitable to project 

  • Focus on reuse of existing materials and equipment wherever possible 

  • Focus on redistribution of materials that are stripped out and removed from site 

  • Specification of sustainability procured materials, with selection of low carbon solutions wherever possible and locally sourced labour 

  • Circular economy, targeting reduction of waste during construction and reduction of embodied carbon emissions of building over its lifecycle 

  • Focus on whole life cycle carbon, targeting efficiencies across construction and operation

Development Monitoring 

Dragonfly's significant experience means that we are able to identify and address potential project issues thereby reducing a client's exposure to risk and solving project issues before they occur. Development monitoring allows Dragonfly to maximise the potential of a project for our clients and avoid unnecessary cost and time delays, through forecasting and closing out issues ahead of time.

 

A key role in the delivery and success of each project, Dragonfly will offer expert advice to all key project stakeholders, including investors, tenants and freeholder on anything from specification and statutory consents to compliance, quality and cost programming.
