Elevating Excellence: The Transformation of Sunnyside, Wimbledon Village

At Dragonfly Projects, we take pride in guiding ambitious residential visions from initial concept to the final turn of the key. Our completed project at Sunnyside, nestled in the heart of Wimbledon Village, stands as a testament to what can be achieved through involved and intensive project management, collaboratively with the client, contractor and design team.


Acting as both Project Manager and Employer’s Agent, we supported our client through the complete lifecycle of this build - a "cradle to grave" journey that saw the aged townhouse demolished, to create a new build state-of-the-art detached 4,500ft2 home, maximising the space available on the site.



The Vision: From Demolition to Distinction

An 18 month planning and design period was undertaken, followed by an 18 month build programme, starting with demolition works.


The key value add was the creation of the 1,400ft2 basement, which required careful design to ensure natural light and ventilation has been provided throughout, achieving premium space and maxing out the foot print of the home. A contemporary 5-bedroom home spanning a Gross Internal Area of 4,572 ft² has been delivered.


The goal was clear: create a home that balances expansive, modern luxury with the architectural sensitivity required for the SW20 area. This involved:


  • The creation of a new single-level basement.

  • A full site overhaul including new boundary treatments.

  • The design of a bespoke driveway and professional landscaping



Overcoming Complexities: The Basement Build

Every project has its "mountain to climb." At Sunnyside, it was the basement. The piling works required to form the new lower level were the most technically demanding aspect of the build, carried out in the winter months. Keeping the water out and not letting the perimeter walls fall in when being dug was a project in itself!


To ensure the space felt like a natural extension of the home rather than a subterranean after-thought, the design utilised strategically placed lightwells. These provide natural ventilation and flood the lower level with sunlight, illuminating high-end amenities including:


  • A private home cinema and climate-controlled wine cellar.

  • A fully equipped gym.

  • An annex bedroom and functional utility suite.



Above Ground: Open-Plan Elegance

The upper floors were designed to cater to both communal family life and private sanctuary.


  • Ground Floor: Features an expansive open-plan kitchen, dining, and living space, complemented by a formal dining room and a quiet study for focused work. Fire rated glazing and a mist system was required to achieve fire and building control sign off.

  • First & Second Floors: The first floor is dominated by a generous Master Suite, complete with a private ensuite and dressing room. Four additional guest bedrooms are spread across the first and second levels, ensuring ample space for family and visitors alike.



Delivering Results

Navigating the planning process is often the most daunting hurdle for homeowners. Dragonfly Projects successfully managed the team to secure planning consent at Merton Council planning committee, ensuring all technical and design requirements were met before a single brick was laid.


After 18 months of construction, Sunnyside has come to life as a landmark property in Wimbledon Village. It is a shining example of how expert management can turn a complex, high-stakes build into a seamless success.
